I have little issue purchasing investment properties, but have zero reasonable finance options on OO.Picture is of the gutted kitchen.I wish everyone accomplishes their goals related to their children.  

Maybe even less for reasons I just touched on.I'll spare some of the moral and ethical opinions on this, but I do feel we as real estate professionals, investors, and landlords also have an obligation to help provide housing to everyone. 

Even if you don't feel you have enough info to give me directional advice, how would you go about deciding whether to address the problem?  

That will allow you several benefits like adding the square footage to your property, having it appreciate in value as more ADUs are added to the neighborhood, legally rent it out within the city's parameters around long-term, mid-term, and short-term guidelines, and feel good about your investment.
