got under contract for 47,000 in Cedar Rapids but missed a few things first time through. it's on a slope concrete block foundation small kitchen is added on and no foundation at all.floors are not level the floor plan is all wrong it's a 1900 build don't think it had indoor plumbing originally. so total gut job. might add I'm using hard money on this.now the good points it's on a1.13 wooded acres lot, and houses in neighborhood with 1/4 acres lot about same size age etc are listed around 200k. so any one know of a foundation contactor in CR that does that work?

I have subcontractors lined up and know the costs for mostly everything except the foundation. 

$26k seems low for how beautiful the outcome is, even doing the work yourself, unless you didn't have to do major HVAC, plumbing, foundation work.

I still run into issues with foundation, roof, and windows that need to be resolved.

Vacant for a decade .. sounds like an opportunity to go broke doing a gut rehab with new roof and foundation .

You will have selling costs and taxes that are not worth selling in such a short time, in addition I assume you are in the game to build wealth, keeping this asset is a fantastic foundation to build on, don’t cash out and start over.

Extensive work was done to the building with foundation repairs, HVAC, kitchen upgrades, and re-doing bathrooms.
