If you're doing a 2nd mortgage on your primary residence to get the cash for down payment on the new Quad, then you're looking at needing to qualify with DTI unless you find a lender who is a DSCR lender and not a traditional conventional loan lender.  

Find a home that enables you to convert an existing space into an ADU, near a level 1 trauma hospital and rent that out to traveling nurses/residents.

@Jesse Herndon and @Troy Biggs, We are in the process of selling our primary residence and will be full-time RVers as we explore the US for the next year (or more :)  We currently own 4 rental properties and I am wondering if you can offer any advice on liability insurance. 

I've posted on this subject quite a few times, feel free to check out my previous posts but your objective as a real estate investors should be to avoid claims and what you are proposing offers no greater protection than owning the real estate in an LLC in the state where the property is located or where you reside.
