As far as the ordinance is concerned they are just a point of contact who is required to be a local person.

Some are forgivable at a rate of 20% per year and after 5 years they dont have to worry...Others take 15 or 20 years before it becomes 100% forgivable.Some are not forgivable at all...With this deal I would be less concerned with equity that exists and more concerned with the amount of that equity can the "Moderate To Low Income" of a Habitat Homeowner support in loan format.I am almost certain that its possible but your going to want to know the terms of the DPA/ Grant so you're aware of the actual cost and you have to see what the DTI looks like to see if it will fit what theyre looking for.

I'm a little concerned that someone local may be more prone to having lots of guests in and out.Do you advertise (in the listing or in screening conversations) that you're specifically looking for traveling professionals?

Mainly you're responsible for the sewer bill and to provide heat and hot water, but not things like air conditioning.If this was winter, I'd be concerned about pipes freezing if the relationship isn't going well, but a 10 year tenant probably won't let that happen.I don't really know about the downsides of not having a lease. 

Brand new roof and each unit is good in terms of renovations. water heater from 2017. only concern is HVAC system is 14yr old, that’s the only potential cost that i see that could occur within the next 3-7yr.

@Chris Campeau I was asking because I actually have several investments with them and am concerned based on what you've posted.

The tenants have been late numerous times (which I have documented)  They have indicated that they will move out next week, but I am concerned that they might not or even worse destroy the place before moving.  

I've been concerned about what happens when these units die on us.

Being accredited or not isn't that big of a deal, it's more about why and where you want to invest.I am concerned that you wrote "I would like to start in syndication" because that does not fit anything else you said.
