The finishes and condition of the property just need to be that much higher.The 50% rule is a great guide... but yes, it needs to be tweaked up or down +/- 10% depending on the particulars of the property...

You have to either create your own Apps (which is easy) or learn how to use (and tweak) a prebuilt CRM that you can get from their App Market.
