@Michael Plaks has created invaluable eye-opening content on BP, but still not a substitute to actually working with true real estate tax pro.

I have one of those prepaid legal things just for consultation but want a real RE attorney because PPL isn't a substitution imo.

There's no substitute for seeing a property in person - the videos and pictures don't compare.

In my opinion, it is a mistake to substitute an LLC for an insurance policy.

Newbie investor + out of state + hasn't been to south side chicago = money in flames.There is no substitute for a visit in person to the neighborhood.

If anyone is offended, I hope that  you will substitute "husband" for "wife" and "fishing boat" for "master bath"......hopefully everyone will see that there was no intent to harm or demean.

If he wants to substitute finishes for things he can get less expensively -- but are substantially the same look/quality -- let him know you'll approve that on a case-by-case basis.The goal here is to control the look of your project -- this isn't something you want to trust someone else to do (unless you're paying them to make those decisions).
