Simply owning some investment real estate does not make one a real estate professional anymore than owning some stock's makes one a Stock Trader....To qualify for real estate professional status (REPS), you must meet the following requirements:50% test: More than half of your personal services must be in real property trades or businesses.750-hour test: You must perform at least 750 hours of services in real property trades or businesses.

If Freddie does this, my guess is Fannie will follow suit.

Most of my screening comes from gumshoing social media, web court searches and following up on references.

This includes finding and vetting vendors, following up on estimates and completed work, and making sure turnover is as quick and painless as possible.

We purchased a property, signed contract for a 45-day SoW (cosmetic rehab, add AC) and after about 30 days it's been radio silence.We have been pretty patient and now at 60-days past closing we've engaged another local PM who is going to be re-keying, assessing rehab status and taking over from here.I think similar to OP there's nothing particularly nefarious or shady going on here, but the follow-through and ability to land a deal is significantly lacking with this team.
