You typically do not want the seller fixing as when they are selling they tend to (dope stuff up for cheap) and can't be found after closing.

., and once you build a network of off-market folks, an understanding of the neighborhood you can take full advantage of the stuff they are showing you.Right now, you're a casual shopper looking at the retail stores wanting the bargains.

Most of the stuff I'm looking at are SFH in the $75-100k range with $10-$30k worth of rehab. 

He either has very poor social skills or he just doesn't give a dime about people once they paid.If you have paid the "Apprentice" program you will be eventually invited to spend some time with Phil some weekends, and play poker, smoke cigars and stuff like that, if you are into that, and some "private" events of the kind.

Our credit scores took a big hit recently as we have been helping my son with his custody case, so we maxed out our credit paying for attorneys and all that fun stuff, then we had a late payment.

AH  hybrid not exactly a tenant but not a squatter in the sense they they broke in and claimed residency.. there is a lot of this in foreclosure stuff.. where folks in CA buy at court house and the home has squatters in it.. they know going in its going to cost them some money to get them out. your probably aware of the new law in FLA and I think GA.. that just was signed into law giving the cops the right to come out and arrest them on the spot if they deem they are there illegally..

With that being said we would want the tenant to report stuff that would need attention.
