If you’re self managing, finding new tenants is by far the most time consuming part of the job so I try to avoid it and keep good tenants if at all possible.

I am constantly consuming, trying to read and learn as much as possible over the last 6 months.  

I'd be interested to know the alternative channels other than Craigslist that consumers are using.

My wife and I own our home, and are using 2019 to get out of consumer debt and I am working to learn what I can about real estate investing.I am a voice systems engineer for a financial institution.Maybe with confidence and time trying wholesaling or flipping would be in the realm of possibility. 

As a home flipper, we typically give the consumer two options sell the home and list your home. 

But I would think the Commission has shared its thoughts on a real estate salesperson engaging in a transaction with a regular consumer.

We worked with a small regional bank on the consumer side getting conventional mortgage for the first 9 houses after that we moved over to the commercial side due to lending laws. 

Do you have to replace consumables like toilet paper and coffee.

The goal with a business is to make it simple,powerful, and easy to be drawn to by consumers and have all the complex stuff in the background where it works but people do not need to see it. 

My suggestion is to simply do what they have done, what every business does, pass it off on the consumer.
