I thought those programs provided pretty good value and that Scott seemed genuinely concerned with helping people get started in the Non Performing Note (NPN) space.

I do agree we are homes are starting to pile up on market but I contend it has more to due with 1) interest rates, 2) concerns on ROI (partly due to reason 1 & 3 and partly due to most not having pre-Covid experience in the market) and 3) the fear pumping going on (right or wrong).

This situation can certainly seem concerning.

The concern he had and to be fair he said he needed to research it (i am just doing some of my own) was that since most of the work and hours will be conducted in LLC now and the LLC does not own the property would that create any issues with my ability to file a schedule C and claim depreciation and losses, etc?  

I know the basics of what's involved from originating on the mortgage side, and I've done fair amount of research/reading, but my concern is not recognizing when a small detail is missing or off.

My concern is the HOA and state of the building. 

Which raised some red flags for me.My concern is I don't know the real reason why the seller is selling the property. 

So again, my only concern with Lifestyles is that it has a draw to many newbies, but most newbies are not your father, they are guys wanting to do deals themselves with likely no real estate experience prior to joining Lifestyles.
