Some area inside EPA is quite okay these days.To be very honest , the way to survive in this location are three key things:1. needs to own a house, and house in the are currently is quite affordable from its standard.2. needs dual income family, with one side working at tech / finance / ; or maybe construction.Lot of hard worker people, not just the one in tech, is very succesful in the area due to high income earner and lot of jobs. 

Changed footprint of the house and turned a 32"x32" shower in master bath to dual shower with 2 shower heads.

A quick rundown, my partner (dual citizen) and I are looking to sell a duplex we have in Colorado. 

The whole thing just didn't sit right with me.Never agree to dual agency.

We don't do dual agency in my brokerage, so we just assigned a buyer's agent to the investor and processed it through the system.

I dimly remember someone telling me to get bent because I explained a similar situation and recommended that he find his next landlord through a refugee resettlement organization, because that would be one good way to make sure he would be working with someone who would understand his wife's immigration situation (and perhaps wasn't as deeply prejudiced against housing immigrants as all to many LLs are).I work with refugee resettlement organizations, I married an immigrant, I am a dual citizen and an American Born Abroad myself.

I will definitely take your advice and see what’s out there that’s dual zoned and no HOA (especially since the HOA can be as high as the mortgage on some of these condos). 

We still to this day tend to start into a renovation deal with dual exit strategies...one where sell and other where we old.

Obviously in areas/brokerages where you can get a full 6% vs 3% that will definitely work...though it doesn't offer any benefit if you aren't getting the deal any cheaper imo vs someone you work closely with on a regular basis.In Texas we are not permitted dual agency per the state...so we would have to have a work around and create a FSBO situation and represent the buyer which quite litterally breaks are fiduciary duty to the original client...the seller.
