I’m in Arkansas but the individuals at the clerk’s office are almost always helpful.

If its your first property I'd stay local especially  if you only have 18K right now. 18K as 20% down buys you a 90K property in say OK, AR , or LA ?

At some point I would like to get involved in commercial real estate and 50+ unit Apartment complexes, Invest into nearby states like, Texas, Arkansas, Mississippi, Alabama, West Florida.

At least two of those ar:- Silo off the unit you are living in and only exclude the items affecting it from your business expense calculations OR- Calculate the percentage of total square footage that your personal unit is of the project and then exclude that percentage of your total renovation bill from the business exclusionEither way it would be a worthy thing to chat with a savvy local CPA who can give you some granular guidance here!
