If you are not a tinkerer in this space get someone to set up  a basic system for you and then tweak it to your specific needs.

Hey BP,As all of us are finishing the final quarter of the year and going into 2017, I've been reflecting on how my year went in 2016 and using that to determine adjustments/tweaks we can make to improve our business going into the new year.

Its a constant changing thing that is tweaked and adjusted according to how well you're performing with certain aspects.

I still do this after 30 years.... and you will find every deal is NOT the same and you have to tweak things a little different for every deal.

Doug,Some of the tenants are zero income so the traditional criteria (3xrent) may have to be tweaked.

I am researching the internet and all my contacts to see if I can get an example of one to use as a skeleton and tweak it for our deal to put together the most complete package I can.  

We use a from based off of what can be found here that has been tweaked/approved by several attorneys. 

I don't know of any reason why it couldn't be tweaked with changed state name, but IANAL (I am not a lawyer).

If the numbers work then its a go, if not then perhaps you can tweak the deal another way to make it work.
