This is exactly why, if you have the capital to do it, you BRRRR off-market deals.I went from zero to 12 doors in Detroit in about 2.5 years largely because I sourced really strong deals off-market, did some rehab to force some equity, and then refinanced.If you can pull this off (and I'm by no means saying it's easy), you can recycle that $100k into many properties.The alternative, like you point out, is a grind.

Today for a turn key to scale for 50k the areas tend to be very rough as that product gets recycled.

Basically building at a low enough price based on floorplan design, etc for SFR or Multifamily that you can refinance at a 25% equity position and keep recycling cash.
