From what I got out of the thread you are making a down payment so you don't immediately need to recycle the money for your next purchase so you already had money set aside for this.

This is exactly why, if you have the capital to do it, you BRRRR off-market deals.I went from zero to 12 doors in Detroit in about 2.5 years largely because I sourced really strong deals off-market, did some rehab to force some equity, and then refinanced.If you can pull this off (and I'm by no means saying it's easy), you can recycle that $100k into many properties.The alternative, like you point out, is a grind.

Today for a turn key to scale for 50k the areas tend to be very rough as that product gets recycled.

I am 33 years old and worked in recycling for 13 years.

Recycling bins are for the proper disposal of recyclable trash only.

For me, being free and clear out the gate and then doing a modified (and recyclable LOC) to scale was the path that worked best for my goals.

It’s been said a million times before but it just comes down to finding deals and finding a way to add value and continually recycle your capital creating more cash flow.

I own a successful recycling company,  and will stay on at that company full time.  

Basically building at a low enough price based on floorplan design, etc for SFR or Multifamily that you can refinance at a 25% equity position and keep recycling cash.
