I'm not sure where someone would get the "on average" across the nation data because, unfortunately, in the MTR space there is no data source focusing specifically on MTR, unlike AirDNA for instance.

@Neil Narayan   it will be interesting to see how many space engineers and rocket scientist will move from Hawthorn to Boca Chica which is nowhere near Austin.

Pain points that I'm not yet aware of in this space, that I can potentially approach differently/with a new perspective.

There are debtor rights attorneys out there, but they typically deal in the owner occupied space, if these are in LLC's then there are still attorneys but they are probably not going to get very far in any type of settlement because there are probably personal guarantees in place or the lender will just take the property. 

I would maybe space out the repairs and get quotes.

So lean on other real estate investors working in this space and I think that will help you with what to do on a property that you were describing.  

When most investors dive into commercial, retail is usually not the first space they begin. 

It sometimes isn't as smooth once you are married or have kids if you dont want to have a shared space with family around.
