Some will tell you that once the payment has been made for 12 months by the other party then it will not be included but that is NOT correct.

Yes, you’re correct….but in my experience, they are usually the owner 

Have a business conversation with a tenant, send them an email summary of the conversation and ask them to confirm you got it correct.

As long as everything is recorded correctly and all documentation is done, there are ways to do this.
