Anybody who's in a big fat rush to move is red flag, often because they're being thrown out of their current housing.  

Keep them in place.Second, I see COC in the 2's and a 4.48....and I walk, no check that...I RUN...as fast as I can, in the other direction.

So this means nobody else has this knowledge - i they did they would offer a little more to the seller, and the price would be bid up, or (2) the buyer can in some way CHANGE the property to a higher and better use.

If that's the case I would buy the duplex with a loan (not cash)Get your training wheels off on a smaller property (the duplex) while still preserving as much cash as you can in the bank.
