I will add that you need to think about where you will be stationed and the availability of multifamily. saying you will invest in MFR before doing a market analysis buts that cart before the horse. 

It's most likely horse hair plaster, in which case you might be better off just covering the walls as-is with 3/8 drywall but that won't be cheap.

Or are you trying to put the cart before the horse and making the mistake of putting all your efforts into "building a team" vs "building a portfolio"?

Alex.. not to beat a dead horse but your like many others who only look at the big numbers and don't add in all the cost when it comes to flipping.. that is not a great deal.. maybe for you if you do it with your own cash and you borrow no money and it flips really quick.. by the time you add in your commission ( illegal in most states unless your licensed) COST of money which 95% of the folks out their have to borrow HML to make these happen ... rehab amount.. over runs on rehab that always happen.

You may be just the person he's been waiting for to ride in on a white horse and help him solve this problem he's got on his hands...and solving problems/adding value is how you make money. :)

I have 5 acres and he has 4, and it is mostly pasture with horses and a small barn with a couple stables and multiple outbuildings with a workshop. 

Walk away if you have to, stick to your numbers, and know that you will have to wade through a mountain of horse puckey to find a deal.  

With regard to wholesaling properties, would it be beneficial to building a buyers list prior to having a property under contract or that putting the cart before the horse?
