I will add that you need to think about where you will be stationed and the availability of multifamily. saying you will invest in MFR before doing a market analysis buts that cart before the horse

It's most likely horse hair plaster, in which case you might be better off just covering the walls as-is with 3/8 drywall but that won't be cheap.

Alex.. not to beat a dead horse but your like many others who only look at the big numbers and don't add in all the cost when it comes to flipping.. that is not a great deal.. maybe for you if you do it with your own cash and you borrow no money and it flips really quick.. by the time you add in your commission ( illegal in most states unless your licensed) COST of money which 95% of the folks out their have to borrow HML to make these happen ... rehab amount.. over runs on rehab that always happen.
