I own a small 6-Plex in Tacoma and would like to replace all windows & exterior doors in the near future.2 doors per unit = 12 Exterior Doors3 Windows per Unit = 18 Windows.Does anyone have a recommendation on how to get this done in an effectively and economically?

I was looking at Zillow and Redfin for a potential sfh to buy as a first cash-flow investment, but everything that I found was a negative cash flow even before the rehab costs.I live in Seattle and was scouting for anything in a 1.5h drive radius (Tacoma, Marysville, Bremerton).If you found anything in this area in 2019 - could you please share what it was?

I too owned (at one time) a 2004 Toyota Tacoma pickup with approx 150k miles on it. 

I think that difficulty makes it my best asset, as my background is in supersize moves for heavy equipment and I have good relationships with all the job site trailer movers across the country.

Ultimately if they move, rent to someone else at a higher rate. 

From the lender aspect, I see these figures every day from all parts of WA state, from rural towns like battleground, to sequim, to port angeles, to seattle, tacoma, and vancouver, WA.

As an update, IF we were to make any type of move (rent or sell) it would most likely happen next spring/summer 2023 once (hopefully) markets return to some level of normalcy.

The cost was $50,000 if the mover could complete the job in 1 day.
