I'm sure this is not the best way being the results I'm seeing is the contractors buying way more materials than are required for the job and buying tools and equipment on the account when not authorized ect...

While they don't have anything to do with the auction property, they impact the buyer because they have to be waived by the lien authority prior to having clear title).

I have contacted all taxing authorities and determined there is 3200 tax owed on the property which we are willing to pay, and a minor sewage lien.As there is no money being transferred here I was hoping to do the closing myself.

There is no lending de minimis federally for homes being sold by someone who did not live in, or inherit the home.John Ferdo maintains a list of rules for dealer's licenses which has no impact on lending rules, unless the titling authority in the state also does not allow unlicensed seller financing of titled manufactured homes.

If full authority it may be possible to avoid a court confirmation and exposure to over-bidding by competiting buyers.If no probate, buying the asset (the property) without a probate is tougher.
