Greenfield is in the next county though so I'm definitely not sure how they are as far as replating etc but i definitely can assist. 

@Caroline Gerardo  @Thomas LebensCaroline - From the info you are providing, it just sounds like I just have a broader list of DSCR wholesalers at my disposal that offer better terms than those you are using.Thomas - The bottom line is that you can definitely use a DSCR loan to meet your needs and achieve your investing goals.Have a GREAT weekend!!

Definitely agree with Kevin, a lot of insight in this one post, especially on staying practical and working fast to put a deal together. 

I've worked in property management and managed my own properties and HOA's definitely keep a close eye on that cap so the community is primarily owner-occupants.

This Killeen/Belton/Temple market definitely has potential for investors.
