I say, this to say that poverty is not just a 'Southwark' problem, it is a city wide problem. 

The answer is simple: cast the net out wide and consider various options.

They are widely hated in BP because (a) they violate city ordinance or codes in many communities and (b) people that don't use them (because of "a") are mad that other people DO use them in their market

A lot of banks elected not to chase personal guarantors for various reasons after the crash, but that small window is actually pretty wide - the statute of limitations is 20 years in GA if the borrower signs the note/guaranty "under seal," which almost everyone does, or 6 years if not.

These are 'bread and butter' deals, (could generally find about 8 a month without having to spread the net too wide) but the ROI is pretty good, even at 50% split.

single or double wide..My exit would be to sell the homes to all the owners and hold the notes till paid off.  10-15 yrs of monthly income is great.
