I now have five properties and have dedicated the past four years in building a short term management company. 

I primarily re-invest, but I do dedicate a portion to a vacation every year.

Connecting one to the other AND avoiding including a kitchen of any form is looked upon (by the city) as an expansion of the home.As Office Space, avoid any bedroom and it can easily qualify (IRS) as dedicated office space.

I also try hard to stay physically fit by being a dedicated runner ( 4+ miles a day/ 5 or 6 days a week).
