We also like the extra protection of the LLC, although that is no substitute for good insurance obviously.To elaborate on the three accounts; for our first property, we (the 3-way LLC) needed about 75K all together.

Hi @Chad Brizendine,I just found this post and although I missed last weekends event, I'm very interested in learning more about your group.My wife and I have been reading books and listening to podcasts like crazy trying to gain enough knowledge to buy our first MF property but, there is no substitute for having an experienced friend in the business.

BP has fantastic learning opportunities - and some really smart local BP leaders (Ramon, Dawn, Nicole, just to name a few)- but I don't think there is a substitute for shaking a hand, looking someone in the eye and sharing experiences.  

Just edit the size, name, flanking cities, and number of micro-markets and substitute that info with the info from the market you are analyzing, and you have your market.

Then you can basically substitute that $44k as your only income into that calculation. 

Walk the streets at night, drive the hoods, meet with PM’s and realtors no amount of books or web link will substitute getting your boots on the ground.
