Per a very sharp CPA when we were clearing notes from new home sales, basically doing just what the OP is intending to do.

Here in my local market we’ve seen a sharp decline in occupancy and average daily revenue as the market gets saturated with 4 bedroom homes so we are having to target high end luxury homes to create a niche.

@Jose Tamayo Jr  in a very savvy real estate market like CA  were the buyers are pretty sharp by and large.. when you FSBO the first thing out of their mouth will be that they want to discount the price 6% because your not using an agent.. !!
