This platform is an excellent space for networking and learning.

Sober living homes typically require certain amenities, such as furnished living spaces, common areas, and kitchen facilities.

Without knowing more details about the specifics of the project being proposed as it relates to your property, it's hard to say if there are any obvious big red flags that could negatively impact your property's future value.That being said, I would try to find out as much information as possible about the new apartment building's design and layout - the two big things I would try to ascertain would be the location of the garage entrances/exits, as well as the location of any outdoor amenity spaces (pools, terraces, dog runs, etc).  

I don't think the flex spaces necessarily get you more rent. 

So, depending on your budget, space and how close you are to neighbors and their level of patience with the noise, maybe you could do both.

Luckily, I am actively researching the ins and outs of REITs and PE real estate deals (both of which I encounter often with work).Main Point: I would like to get into real estate investing, but I don't know if I should utilize my career CRE learning and enter that space first, or start smaller with residential.

This was due to desirability, affordability, limited supply due to geography and laws protecting open space coupled with very high demand due to net in-migration of high-earners/wealthy people, and perhaps most importantly a diverse job market in recession-proof sectors like education, government, defense, healthcare, etc. not just tech, energy or manufacturing that can be boom/bust. 

I would also work with a lender that can get the job done quickly as it is common in this space for lenders to take forever to close.
