Many of the deals I've seen with problems are when the GP group was not local or wasn't really familiar with the local market.Ask about capital calls and distributions on their current deals.I have not always practiced this, but I think I will on future deals....no excuse you can't go visit the property before you buy in. 

Real Estate investing is never easy and you will come out better after this situation for the future.

Lesson learned: in the future, I'll decline any alteration requests that effectively act as a cancellation of nights so close to check-in or during stay.

Again without running the numbers it's tough to give you a real answer based on Max LTV and future rents at the new loan amount and rate.

It highly depends on how much you bough down the rate and where market rates at par will be in the future.

This helps track past performance and calibrate future assumptions if I need to (and hopefully simplify tax time).

If you are trying to find an immediate tenant, you might want to lower your rent for a fixed short term and start advertising for a future higher priced rental and target an audience who know their schedule that far in advance and are willing to pay top dollar.

Get a Heloc on your current home because some lenders will go up to 90% on helocs and then you can maximize the amount of money you have available to you for future investment properties.

You can also request the average property tax increases over the last 5 years to get an idea, but that’s not always a strong indication of future increases.
