Denver is difficult as the City and County of Denver has limited STR to properties which are your primary residence.

Pros: More likely to get rent paid, in some areas in makes it easier to lease Cons: Tenants are more often difficult (although there are plenty of good Section 8 tenants), the inspections can be annoying and (oftentimes) the bureaucracy can be really arduous to deal with.

Condo Heloc could be difficult with recently being listed for sale..check in with @Joseph Chiofalo he's a South FLA based lender and they have DSCR and alternative income bank statement second position programs..they also do mixed use and 5+ units commercial lending. 

So I used the company he suggested in his videos: Prime Corporate Services; I paid them and they set me up with 2 separate LLC’s; one in WY for anonymity and one in PA where I reside, but besides that I know nothing of what I’m dealing with and from what I’ve seen on these threads is that I screwed myself and just made my life more difficult.

I'd recommend you work with an attorney, there are several questions here that would be difficult to resolve in a forum post.

It shows how difficult it is for one to make blanket statements about an entire city, and for the investor why it is difficult to take individual pieces of advice, void of context. 

Everything costs more than you think it will, takes longer than you think it will, and exit strategies of selling or refinancing are a bit more complex and difficult than strangers on the internet make it seem.

It is sometimes difficult because I only get maybe 2 minutes to talk real estate then have to stop.
