Broken glass, blocked entrances to rooms, clothing, toys and old furniture everywhere.

Bring your lunch, don't eat out and cook at home, drive a cheaper car, buy your clothes at a thrift shop or yard sale, make your own coffee instead of stopping for a cup, make sure you're not paying interest on consumer credit, etc etc.

I've had luxury cars, I lived in big houses, I stayed at the best 4/5-star hotels and went to fantastic restaurants, I wore nice clothings and traveled to some of the most exotic and expensive destinations in the World.

And do not go over to the property personally, burn all clothing. 

Tenant had his clothes in our dryers.

I would post normal signs you would see in a regular laundromat regarding clothes being left in the dryer and so forth. 

Rubber gloves and some disposable thrift shop clothes...

In MA, so used to erring on the side of caution, but really this is an integrity of business issue.BTW bedbugs can be on clothes so the tenants can legitimately claim all those folks in and out of the house might have brought them in.On a practical note, reputations stick and I’d hate to be dealing with inspectors, zoning etc. on other projects if this was known widely.An apology and a check (less than they are suing you for)and immediate action to repair their credit might go a long way here.This is what I’ve heard trial lawyers call “a bad set of facts”.

I picked up a rental that needs to be re-wired by a licensed electrician in order to be insured. I have 1 quote for 10k which is too much. Still looking for insurers. One option is to get coverage without fire...
