The cart is way before the horse here.

I don't have a lot picked out yet, though I see a number in the horse tooth area by the campground.

   Now we have all heard the saying "the cart before the horse." 

I just did a quick search on Redfin and found 0 properties in that range; Median home price is around 650k around Seattle; the cheapest little 1 bath properties in lower quality areas have ARV's around $250k, but this is so incredibly far off from your 60k number- Business plans are supposed to be very specific; there is nothing specific in your post- LLC like @Manolo D.mentioned above is not anything to think about today; its putting the cart before the horse

I have gotten started getting started and wanted to get some opinions about marketing and tools.  I have sent out my first mailer, still pre- my first deal.  There are several pieces of marketing strategy I am thinkin...
