So, in the real world, it is very hard to make that happen with a 15% down DSCR loan even though it technically exists.  

But if technically you won't be living there while the hard money is deployed, then they don't need to care about your plans after you exit the hard money loan. 

To run the background check, credit, etc. do I just need an id?

If so then please explore with someone local and knowledgeable for time frame/costs/etc. if its just a way to buy a cheap property and you have little background, it may make you thoroughly hate RE investing. 

You can do it yourself; the process isn't terribly complicated and doesn't require much technical skill, but it is a lot of physical labor, and you'll probably want to get friends to help.
