Just not going to happen.....When we do it, we buy a couple of extra boxes for that unit to do any swaps/repairs with the hope that we will have enough.

I'm not looking to cash anything out (either before or after the sale), I really just want to swap properties and am just trying to figure out the best way to handle it with this pesky extra lien.

The Biden tax plan would: (1) eliminate the $25,000 exemption from the passive loss rules for rental real estate losses incurred by middle-income individuals, (2) eliminate Section 1031 like-kind exchanges that allow deferral of capital gains taxes on swaps of appreciated real property, (3) eliminate rules that allow faster depreciation write-offs for certain real property, and (4) eliminate qualified business income (QBI) deductions for profitable rental real estate activities. 

If you have old toilets that always seem to have issues, you might want to swap them out with a water saving model.  

I was quoted $9-$12k last year here in vegas but I’ve “got a guy” that doesn’t swap out the furnace portion like the guys do because of the coolant being outlawed from the old systems.

Sometimes one student will only stay one year and they will find someone else to take their place, so a new lease swaps their names and co-signers.The majority of students are respectful and do not destroy houses, but you must try to get a feeling when they are looking at the house.  

Couldn't agree more with @Taylor L.It's a long term game, building relationships takes time.MF owners are generally more sophisticated than a single homeowner and PERSISTENCE and creativity in your follow up touches is key to differentiate yourself.I'm getting ready to expand my MF pipeline by cold calling and would be happy to chat more and swap ideas if you're interested.

Or can you have them come out and just pull the two meters and swap them into the different boxes?

I can imagine that you will now bring up something along the lines of the "crowding out" myth but if you study how the funding mechanism operates and how our monetary system operates you would see that it is just as foolish as Saying that the federal reserve is literally printing money when in fact it is performing asset swaps but that is another discussion.I guess I am curious your answer to the original question.
