I was just as surprised as you probably are to hear it too.

If you actually calculate that ROI, you will likely lose track of decimal places and not be sure if it's 100%, 1000%, or 10,000%.You'd be surprised what Fannie/Freddie will finance, that people don't even realize.

I'm surprised I see/hear so little about the area on this forum, even through searches, so I thought I'd throw it out there.

No amount of "should work this way" seems to work for very long here (at least in my experience), as every single flip will enjoy all kinds of surprises and contractor related issues.

Maybe your market is different, I don't know, but I would be very surprised especially if you have to hire someone to do the work.Lastly, you will need a lender that works with very small loan amounts.  

I would be surprised if your getting better returns on lending club and prosper then on a note deal
