Looks like recent national FTHB age trends have risen sharply from 33 to 36 in just a couple years.Another sharp difference is % of buyers being first-time.   2010 = 50%,  2022 = 26%. 

Some markets are experiencing sharp declines while others are maintaining stability and even appreciating.

It's like asking me, tell me all the great benefits of poking my eye with this sharp stick.

Those are niche plays, and you better have super sharp management.

The Amazon fulfillment center coming to Akron (I live in Akron) will be located on the site of a former mall that experienced a pretty sharp and quick decline in business - so not the most promising area. 

Seeing townhomes at $50k above comps from 3 months ago Perhaps widen your search area..maybe Van Nuys, Lake Balboa, Tarzana , Encino or others like Granada Hills etc...you will find something and if your realtor is extra sharp that helps.

get a couple of helpers. one inside the house to identify the leaking spot (unless you want to poke thru the ceiling with something sharp that won't cause a huge hole), and one on the roof to id the spot. giving you any further advice, is like operating in a room with no lights.
