I  joined BP in August of last year and have been chiming in and doing lots of research on different websites, social media, BP, ect while working a full time warehouse job.. 

That would be theft.You will be much better off finding an attorney or advisory firm that can integrate the LLC with the overall IRA setup & administrative services and meaningful consultations related to maintaining compliance with IRS rules. 

I look for things no one else wants.I'm currently buying medical office and retail because there's a large supply of the former in my market and because the popular media has convinced everyone that Amazon will put the latter out of business.Those are the kind of things you need to look for.

That does not have integrity and you should  not attempt it.If you purchased that property and used it for a year as a rental and then changed your intent that's a different story.
