c) Get cosigner, credit check them, call student rental references, call student employment references, verify employment, drug test them, take a blood sample, make them pinkie swear not to screw me over, etc.Basically would just like to hear what other college town landlords to to minimize the risk of a bum tenant during the application period.

Now that I have thoroughly assimilated this reality (which initially bummed us out), we have decided it will behoove us on several fronts to be sure we're doing everything on the up and up. 

So, you would be best off renting to someone you're more likely to be able to collect from, if the deposit doesn't cover the damage.I know it's headache-inducing dealing with applicants and getting lots of conflicting advice.  

"Tell them you feel bad" sounds like a good way to keep it human.One of my mentors says it's better to somehow induce the tenant to give me 30-day notice, rather than me give them notice, because then it feels like their choice and they're less likely to do retaliatory damage.

After months of going back between the lawyer and the courts, I received a Summary of Judgement today, and the tenants in my rental will be removed by law enforcement if they do not voluntarily vacate in 2 weeks.I'm pretty bummed that it came this far.

I can't make heads or tails of the separate tenant scenarios.For instance: Tenant group A = 1 married couple, bum sister, and 3 kids.  

Bums make legitimate PMs deal with so much more doubt and distrust.Fire them.Demand the deposit back.Report them to the appropriate licensing authority.

Yes it does, but every low income person is not a bum, dead beat, or has some desire to just tear up sh*t for no reason, lol.
