I like one of the suggestions that bryan had in terms of buying and renting all three units out. 

They'll usually jump on your suggestion because it is so much easier to sell the note than get the process of a short sale through their system.By purchasing the note to the property you basically become the bank.

What might BP Nation be able to suggest in this situation.

I would suggest looking for some local meetups so that you can get specific information about what is working for investors in the Spokane market.

I’d suggest you call a PM or two and ask them 1) How much rent they would charge. 2) What fees they would charge you. 3) How long they think it would take to find a tenant at that rate.

Someone on BP may have a different suggestion on the later.

And I would suggest you pass on this anyways.
