Fees from broker dealers are excessive in the 15-20% range. 

If they're inside of the range above, you're overpaying by a lot and the GC, is getting rich off of you.

Hello, I am thinking about looking to Invest in Austin area single family residential property in the next 6 months to one year.I am also thinking about 3 bedroom 2+ bath which may typically within the range of investment.Since its going to be for Rental, what is the preferred in Austin area for renting out, is it single storey house with 3 bedrooms with 1500+ Sqft or two storey with 2000+ sqft and upstair bedrooms?

My lender just started offering their notes for resale to private investors and has 100s to choose from all over the country ranging from 8-12% ROR monthly, currently from $62k-620k, in all areas of the country.

I've been analysing a multitude of properties the past few weeks (around the 200 - 400k range) and I have a good sense of what to look for (or so I think).

As opposed to another property in the 60-80k range that's not as nice rehab wise but is in a much better area that is known to have medical job types that would still have decent cash flow.
