The most common answer, especially in recent times, is highly levered, floating rate debt.This is not the only answer, by any means. 

I am in Florida and we have a strong STR market and most of my buyers bought at high rates and using AirDNA we were pretty spot on for the numbers and we were successful in being profitable.  

I always carried high deductibles and insurance was more about catastrophic events.   

@Eli Jerman Owning a duplex where you live in one unit and rent out the other offers significant tax benefits but adds complexity.

We were initially looking out of state for a potential move and or investment property just because the property taxes without being able to homestead, plus high cost of insurance, and harsh weather on homes made me feel like it might not be worth it.

Anyone still in this area or are offering a partnership?

DOM can be minimized by a number of different factors including the quality of marketing, rent price, availability to show. 

Single-family homes offer higher cash flow, lower maintenance, and potential equity growth, but may have less privacy and slower unit growth.Good luck!
