In regards to your EMD (from what I've learned so far) If you are within your inspection period still &/0r have some sort of clause in your contract stating ( “buyer has the unrestricted right to terminate contract with a written notice no later than ( inspection period date) than you have proof.

It puts us a little behind at the beginning of each new year but honestly, I think it brings everyone back refreshed and more efficient when they do come back and we also take that time off so it's nice to know that I'm not ignoring emails from them.I've heard good things from other investors that have used Rocket Station and Hire Train VA to find theirs but I can't speak to that experience personally.

Most peoples biggest "out" is if they are unable to get approved for the loan than they may be able to backout without penalty depending on the loan period written in the contract.Like everyone else said, it will really depend on the contract wording.

If looking to only do it for yourself no need to pay out big splits or have desk fees, instead there are a few flat fee per a transaction with no monthly fee style brokerages.

More often than not, I'm speaking to someone who isn't in a rush to fund a deal so time is typically available to have a handful of calls, perhaps meet for coffee although a face-to-face is nice but not a requirement.
