I would recommend deciding based on these criteria:Will you get along with them and if they are a good fit for the house.Do they have the basic credit, income, and eviction history that you require.Getting Leases and admin stuff set upUse e-sign technology to get leases signed.

Stuff like that will bug you, but I keep telling myself, it's passive income, you wanted to be hands-off...:)  Hopefully it's rented out fully soon or we'll be looking to do a SFH with another management company most likely.

And when I set a cap it is generous and I don't sweat the small stuff.

But if this is the kind of stuff that gets you contemplating selling you should probably get less levered by consolidating properties or step out of REI. 

This is the kind of stuff that led to the NAR lawsuit. 

There was a lot of stuff on the countertops, but they too looked new and modern. 

I find the houses and do the designing/ decorating and financial stuff, he does the majority of the labor. 

I had a similar problem and this stuff was recommended by the appliance repair guy.

I was thinking about adding this- that the renter should be responsible for paying the first $100 for any of the service calls to fix any  stuff in the house.
