The fear and noise in the office kicked my a** into high gear to accumulate income producing assets to quickly get out of the rat race. 

Is this a bad idea on the second floor as far as noise to the tenant below?

I have good credit (780), but I have a mountain of school loans ($160k which I paid down from close to $190k two years ago) and need another way then just grinding 60-70 hours/wk at two hospitals/clinics.

I'm hoping to get lucky and find a new hobby making money, maybe I can leave the car sales grind one day lol.

Many buyers paid too much for their homes, didn't understand the underlying mathematics involved, didn't understand the financial instruments they were using, used their properties like ATMs, and didn't understand enough about business and economic cycles to filter through all of the "buy buy buy . . . it's always a great time to buy" noise spewed by many others (including many RE pros) who also were equally clueless.The "no down-payment equals no 'skin in the game'" argument is a non sequitor.

His family makes a lot of noise.

Everyday I literally have to be grinding away, staying curious, thinking, asking so many questions that people think I'm a undercover officer.
