Either due to fear, lack of knowledge, lack of capital reserves, or any other number of possible reasons.I have purchased roughly 50 homes sub2, and in none of those instances was I the only person making offers to the seller. 

I live and invest in a classic "cash flow markets" (which has seen 8 years of steady appreciation and is hyper competitive and has very little inventory), and I would not feel comfortable to promise you quick and easy cash flow, certainly not within the time limitations of a 1031.

We have one in Chicago that would work through the things you're lacking for a purchase and offer a first time buyer grant!

In my mind, the competition would be to fill the open units.

You should only consider switching when your current software has a significant flaw or lacks features that force you to spend excessive time on workarounds.

Do you mean there are currently 30,000 Section 8 voucher holders with no where to go due to a lack of section 8 housing or something else?

Let me share some info and data with you about this area.Grand Rapids has experienced a bit of a boom the last few years due to lack of properties for sale and consistent (or even increasing) demand. 

However, you will never get the value from yourself and your time (and lack of experience and knowledge) than you can with a great local resource who lives, eats, and breathes real estate sales and stats.
