We told our tenants they could stay and pay the entire rent or move and we'd increase the rent to fair market value for the place.They stayed another year and then took off with 2 weeks notice and no last month rent, leaving a total mess behind including broken appliances they moved IN with (poor people tend to save EVERYTHING) a decrepit chest high freezer they unplugged half full of food that was impossible to describe as it was covered with maggots by the time we found it, and enough cheap clothing and mismatched shoes to clothe a one legged woman for a year.And these was a family where mom and dad were in their late 50's and dad was still working (the "best" kind of Section 8 family to find). 

I found out about the forum over two years ago but never really used it until recently, I have been listening to their podcasts and have started to read some guides offered on the forum.August 2013, after graduating high school - I got introduced to real estate investing through my dad who took me to a AM house flipping seminar, telling me it could be how I raise capital for my clothing line at the time.

Does "owner occupancy" mean that bills and other docs must have the new address or must I have physical proof I live there (clothing, furniture, x amount of water usage, etc)?

If you see they have say, 8 different credit cards, 4 of which are for clothing stores with $2,500 balances on each, that should raise a red flag. 

You can find places to shower and wash clothes out in the sink for awhile. 

Whenever I run up against similar circumstances, I keep thinking of what Henry Kaiser said - “Problems are only opportunities in work clothes.”

They didn't violate the non smoking clause, but the stuff clings to their clothing and hair.
