You may be surprised with what you find out.

The wildly differing numbers weren't a surprise at all...Getting it to the point where I can live in it will still take at least $15,000.

I was reading Amanda Han's Book on Tax Strategies, and was surprised to read (on p. 104)  that "Fix-and-flip properties are not generally eligible for long-term capital gains tax rates, regardless of how long you own the property before selling it."

And to my surprise I found a hand full of distressed properties.

Apparently they have been in business for a while and I am surprised that nobody I have talked to knows or has heard about them.  

There's a Canadian section of the forum and we're a pretty friendly bunch (surprise!).

Just keep true to your margins and don't forget to add in a bit for "surprises" :)

I would be surprised if they actually could limit your contributions.

Honestly, just from browsing the forums here on BP, listening to the podcasts, reading a lot of the great blogs, tuning in to the webinars @Brandon Turner puts on, and just reaching out with any questions you may have, you'll be surprised at how much you'll learn.  

The master suite is all by itself on the new second floor, which I also won't do next time--we had several interested buyers looking for a retirement home, which surprised me a little, and they wanted a first-floor master.
