On Airbnb, if they break stuff, you usually get a bad review if you try to charge them, especially for petty stuff that would be a reasonable apartment charge like a broken fridge door shelf for $60 or stained sheets/towels or stolen power strips.

It's a nuisance but usually petty in the scheme of things--curse words spray painted on walls, toilets clogged up with toilet paper, holes punched in walls, carpets purposely stained with Kool-Aid, etc...Some (very few--but it happens) will have to be carried out by 911 first responders--either dead from natural causes or from self inflicted reasons (goodbye cruel world kind of stuff). 

Stain it blonde and double seal.

The most effective way is to use stain remove to soak the stains overnight and wash the beddings the next day.

We also re-sanded and stained the wood floors, added a deck off of the kitchen and re-worked the tile in both bathrooms. 

I plan on laying new carpet, staining cabinets and painting walls before we even get in there.

Use a high quality concrete stain instead.

The pet fee isn't 100% free money, floors will wear out faster, decks need more staining, and yards tuned up a bit as well. 

The carpets were heavily stained and soiled with pet feces and pet urine that would come out of the non refundable pet fee not the sec dep even though lease states need to professional clean carpets amd provide proof in form of receipt upon moving out.
