Let him/her know specifics such as area, size, price range, value add, turnkey, any deferred maintenance issues, cosmetics or full rehab, etc. 

I Sold them, made some great appreciation , now as people return to normal vacation travel occupancy and rates are bound to go back to normal,  people that bought them at double the price are going to have a hard time. 

One of my subs just replaced his AC condenser--just the unit, no line set, etc and it was $2650 as a "softball coach special" so it is pretty easy to guess you will be in the 3K range. 

The range depends on your credit, your experience, and the asset data.

I am looking for a a SFH ranging from 100k-250k in need of light to moderate repairs.

Reason I'm asking is I am relatively new to REI and want to make sure I am not overstepping my bounds or being unreasonable by expecting the neighbor to assume the cost of repairs
