If you have lived in the property for more than 14 days or more than 10% of the rental days then yes, no rental losses are allowed (i.e. bonus depreciation).

While some syndications can return 15-20% I have also seen several in the past week turn a $50k investment into under $1,000 which equated to a 98% loss on capital.

At the new price, I believe it will sell in the next 30 to 60 days.I don't understand why the mortgage company would prefer to take a loss on a short sale instead of allowing me to defer a couple of payments in order to sell it and pay them back in full.Can anyone explain this and do you have any suggestions as to how I should proceed? 

Hi BiggerPockets community, I am considering purchasing a STR and being an active participant for the opportunity to deduct the STR losses (notably deprecation) against my W2 job.

Tenant will continue to pay for utilities and any difference (or loss in rental) if home is leased for lower monthly rent than current lease term. 

Just as some updates to the area as food for thought.

This leaves the tenants extremely frustrated, especially if it's a refrigerator issue causing their food to spoil, or possibly an issue with an appliance leaking water onto the floor, etc. 

We bought at the peak of the market in 22, and can’t stomach the loss in equity + paying an agent to sell.

I don't know of any resources set resources, it reminds me of when I was starting a food truck back in 2012 there wasn't much web presence or resources.

This way, I take a loss every year, but build equity.
