Something I’ve thought about for some time, but without action...you know....I’ve been studying and researching for a little over a year now, but making connections is my growth area so that I can form a good community to learn and work with.Whats the best thread/article you’ve come across on:- finding the first deal/learning with others executing a deal- creating a successful team (contractors, inspectors, real estate lawyers, etc.)- analyzing deals (preferably comparing 2 or more deals)There are so many threads here, so maybe this can help me get to some specific links or info a bit faster.

With the right documentation/agreement I assume I would be able to lock it down even though when it comes time to execute on the option that strike price agreed upon upfront will be 50 or 60% of the actual re-positioned value.

I don't know the details, but I believe a court made a ruling that scared the banks into it... could be wrong about the reason why.Yes I mean one that has passed through the court, the court issued a writ of execution and passed it on to the Sheriff office to sell at a court house step auction.

They are not as aggressive on dollars but pricing, flexibility, service, operating covenants, and certainty of execution are better than both Agency and CMBS.
