i would check the property on the county website and see if any contractors filed any NOC that have or were to do any foundation work if you are concerned there might be a sinkhole.

We will assist with things that may be endemic to the property - i.e. filling a hole in a foundation to keep out mice - but our lease clearly states it is the responsibility of the tenant to keep the place clean and pest free.

Some lenders, (Like me) will open with total debt bid unless I'm under water and/or I don't want to take back the property for reasons I don't want bidders to know about (Like the foundation is falling into a crevice) so, i'll open at less than market value to entice someone else to bid.

I am not keen on Texas personally because of prop tax's and weather related issues. and foundation issues.. other than the sun beating on Vegas homes they hold up pretty well.
